Vendors love floorplans!
Vendors cannot understand why if developers habitually
use floorplans for new-builds why all estate agents do not use them as a matter
of course.
Vendors can only respond to what they see. They see
your details, your advert, your window cards, your internet site, the board and
the viewers. Floorplans give you an opportunity to improve four things out of
six at once.
Vendors are often cynics at the best of times. If you
sell a house in hours you’ve done nothing for your fee on the other hand, if
you take ten weeks you’re useless and the house sold itself. Floorplans give
you something they can see, something tangible and something that makes total
sense to them. As always, it’s as much about perception as it is about ability.
Floorplans create an image of greater competence and
professionalism. In the near future they will be as common on details as
digital camera pictures are now.
If you are planning to be the first agent in your town
to use floorplans you will see a marked uplift in your instruction rate both in
terms of converting valuations to take-ons and being called out to value more.
If you are not the first it is time to catch up with the opposition. As boards
breed boards, floorplans breed instructions. If you just opening a new office
from a standing start you are likely to experience a ‘honeymoon’ period with
the local population but, floorplans can take your market share to 40% within a
